Project Manager, Tenant Construction

Compensation: Starting at $80,000.00 annually plus bonus.
Job Description
As a Tenant Construction Project Manager, you will operate as a central point of contact between Skyline Retail Asset Management Inc. and Skyline Industrial Asset Management Inc. tenants through the design, permitting, construction, and occupancy phases of tenant improvements and Skyline driven work and complex base building projects. This role is responsible for ensuring that builds meet Skyline standards, regulatory requirements, and landlord obligations, while protecting the integrity of the properties and their systems.
What you’ll be doing:
- Developing scopes of work, obtaining competitive pricing, procuring contractors, and managing general contractors and sub-trades for landlord initiated and landlord funded projects.
- Reviewing, coordinating third party consultant review, and approving tenant design and construction drawings for compliance with Skyline design criteria, building codes, engineering standards, and base building system requirements.
- Developing and maintaining work schedules, monitoring milestones and critical path items, tracking compliance with lease timelines, and escalating delays or non-compliance.
- Conducting periodic site visits and inspections during construction and at substantial completion.
- Creating and managing budgeting for any required landlord work, processing supplier and tenant invoices, and reviewing expense reports.
- Extensive understanding of commercial construction documentation, municipal approvals, and building systems.
- Experience with industrial building systems, including higher electrical capacities, roof loading, dock equipment, structural modifications, ventilation, and utility servicing.
- Good working knowledge of mechanical, electrical, and life safety systems sufficient to review designs, assess impacts, and challenge consultants and contractors.
- Experience with blueprint reading, as applied to technical areas.
- Experience with Canadian retail/industrial landlord leasing standards.
- Ability to multi-task effectively while remaining detailed-oriented.
- Post secondary education in Design, Architecture, Building or Construction Technology, Building Science, Engineering, Project Management, or related discipline.
- Minimum of five (5) years equivalent workplace experience in retail and/or industrial real estate tenant coordination, construction administration, or project coordination required.
- A valid driver’s license is required.
