We’re growing!! And looking for passionate, driven and energetic candidates to join our team for the position of Portfolio Manager for our retail properties located in multiple area across Southern Ontario including Orangeville, Trenton, Keswick, Aurora, Belleville, Cobourg, Welland, and Simcoe.

This will be a 12-month contract role.

Compensation: Starting at $76,000.00 annually plus bonus.

As a Portfolio Manager, you will have the responsibility of professionally managing the day to day operations of all assigned retail properties, including maintaining an efficient and profitable operation, while ensuring ongoing tenant satisfaction and retention. This role will work closely with our Senior Portfolio Manager and work hard to maintain Skyline’s goal of creating meaningful value and an exceptional experience for our customers, our people and our communities. What you will be doing:

  • Manage a portfolio of assigned properties.
  • Regularly schedule visits to individual properties to monitor the activities of tenants and contractors.
  • Ensure all preventative maintenance at the site is completed, including but not limited to annual inspections of fire and life safety systems, HVAC maintenance, annual backflow testing.
  • Compile and create annual operating budgets for each property in the Portfolio. 
  • Work with Property Administrator for an effective collections process.
  • Respond to calls from Building Operators/Associate Building Operators.
  • Complete monthly reporting of portfolio status.
  • Respond to all tenant inquiries in a timely manner.
  • Initiate approval and review of invoices and PO’s for services.
  • Prepare, tender and recommend service contracts, and agreements.
  • Periodically tour clients, investors, lenders and consultants through the portfolio.
  • Participate in after hours on-call rotation and be available to respond to after hours emergencies on site.

What we look for:

  • Administrative experience with all aspects of retail property management.
  • Ability to develop and prepare property agreements.
  • Knowledge of principles and practices of property management and of applicable federal, provincial, and local laws and regulations.
  • Ability to competently read and understand financial statements.
  • Knowledge of and skilled in supervisory practices and principles (too keep us out of trouble!)
  • Effective leadership of others, including suppliers, trades people, and subordinates.
  • That person who can see the problems before they happen (think the matrix) and use good judgment to create innovative solutions.
  • Minimum 2 to 3 years post-secondary education and 3-5 years of related workplace experience or 7 years of equivalent work experience. 
  • Enrollment in or completion of a recognized property management certificate program such as RPA, FMA or CPM an asset.
  • Valid driver’s license with satisfactory driving record and automobile insurance.
